OPEN HOUSE | Physician's prescription: new home on Near South Side close to hospital

As an obstetrician/gynecologist at Mercy Hospital, Judy Sun is accustomed to dealing with delivery dates. But now she is eagerly awaiting a delivery of a different kind -- her new town house at Eastgate Village, a development on the Near South Side.

At the master planned development at 26th Street and King Drive, 500 homes are planned (a mix of town houses, duplexes and condominiums). Sizes range from 527 square feet to 2,647 square feet. Base prices range from the mid-$100,000s to the upper-$500,000s.

Sun first learned about the development through Mercy Hospital, the owner of the land where the development is being built.

"Mercy Hospital informed the staff that a piece of adjacent property had been sold and that a new residential community was planned for it," Sun said. "I was familiar with the neighborhood from working at the hospital, and I thought it might be a great opportunity to buy early in a developing area."

For Sun and her fiance, John Yarzagaray (who will share the home with her), the location was a major selling point.

"It's definitely a big bonus for me to be so close to the hospital with the long hours I work. But it's also a pretty ideal location for John, who is a physician too," she said. "He commutes, so being this close to the Stevenson Expy. and Lake Shore Drive makes his drive very easy."

Sun was impressed with the amount of space she could get at Eastgate Village as compared with her rental condominium in the South Loop. She chose the 2,567-square-foot Burnham, the largest town-house floor plan. The tri-level home has 3 bedrooms and 3 baths as well as a private rooftop deck and an attached 2-car garage.

Sun opted to add a powder room on the main level and move the laundry room to the third floor (near the bedrooms). She also opted to add a rooftop room on the equivalent of the home's fourth floor. The room, which features windows on two sides, provides access to two private rooftop decks.

"The rooftop room is a great extension of the entertaining space on the roof level, especially since it adds a second roof deck," she said. "It gives us an indoor area to hang out in that's connected to the decks, so our friends can mingle between the indoor and outdoor spaces when we have barbecues."

Three decorated models are open.
